No matter what commission rate you pay us, we still pay the Buyers Agent 3% commission for providing a buyer. This is extremely important!! We give you an opportunity to sell your home for a great commission rate and pay a buyers agent 3.00%.
Now for the reason it is so important that we or ANYONE must pay 3.00% to a Buyers Agent. Buyer Agents are paid in a few different ways. We have listed two of them below.
1) Buyer Agents are paid by the Listing Agent: If for some reason the Listing Agent doesn’t offer as much as other agents or companies do on other homes, this could possibly hurt the showings on your home and take much longer to sell. It is not suppose to make any difference, but would you work for less if you were asked? If a Buyer Agent is being offered 2.00% or even 2.50% if they found a Buyer for your home, that could be a reduction as much as 33% or $1,800.00 less money to them on a home for sale at $200,000. This could really hurt you even more if the sales price is higher. The higher the sales price, the more the Buyer Agent could be loosing by selling your home and not taking their client to a home which is offering a Buyer Agent commission of 3.00%. As we said in the beginning, it should not matter what you offer a Buyers Agent, but it could possibly make a big impact on if and when you sell your home, especially if the Buyers Agent is looking out after their best interest.
2) Buyer Agents are paid by the Buyer: Some Buyer Agents require their client to sign a Buyer Agency agreement which states that the Buyer Agent will seek a commission of 3.00% when they find a home for their client, BUT if the agent or company selling the home will not pay it, the buyer must make up the difference. The Buyers Agent will let the Buyer know every time a property pays less than 3.00% so the Buyer knows this home could possibly cost them more money out of their pocket. Using the example from 1 above, this could possibly cost the Buyer more than $1,800.00. This too could possibly hurt the amount of agents you have showing your home and the time it takes to sell the home.
